Electrical Installation Condition Reports - Domestic Properties
Domestic properties that are rented out should always be covered by an in date Electrical Installation Condition Report, commonly known as an EICR. From April 2021, it is a legal requirement for a landlord to provide a copy of a satisfactory EICR to their tenants – new or existing.
What is an EICR?
An Electrical Installation Condition Report (EICR), is a report on the condition of an electrical installation. Electrical installation are tested to determine whether or not it is safe for tenants, building owners and occupiers. An EICR will consider:
- The integrity of the installation
- Damage to things like sockets and switches
- If the property complies with relevant regulations
The information in the report will identify any issues, and any remedial work that maybe required.
Landlords – In the case of rentals, if an EICR deems that the rental property doesn’t adhere to the regulations and stringent safety standards, the landlord could potentially be fined up to £30,000.
Homeowners – there is no requirement but you should consider having an EICR electrical inspection at least every ten years.
